Approved Project
The project proposes the redevelopment of a 0.48-acre site with a 6-level building containing 116 studio, one, and two-bedroom units, ground floor commercial space and amenities, and a roof top terrace. On-site vehicle parking will be provided by a 72-space mechanical parking garage.
Based on the project site’s location within the City’s Downtown Core, a Priority Development Area, the project was eligible for Design Review approval by the Zoning Administrator. Pursuant to Ordinance 2018-012, Concept Design Review by the Design Review Board (DRB) was required prior to the submittal of the application for Design Review.
After the July 5, 2018, DRB meeting, the applicant responded to the comments provided by the DRB. The project was later revised to cover a reduced area; resulting in the elimination of 24 units. Based on the aforementioned modifications, the project returned to the DRB on October 4, 2018, for additional comments.
The mixed-use project was approved during the November 1, 2018, Zoning Administrator Meeting. On April 30, 2020, an increase from 106 to 116 units was approved by the Director following submittal of a Parking Analysis. The exterior will remain consistent with the previously approved plans.
